class="elementor-widget-container">

Work at height is one of the highest-risk activities in the workplace, which is why it must be carried out with prevention in mind and the greatest possible safety, using the most suitable fall arrest systems for each situation.

A key aspect of this planning is the correct classification of the type of work to be done, distinguishing between one-off interventions and recurring maintenance activities.

What Is the Difference Between One-Off Work and Recurring Maintenance?

We consider one-off work to be work carried out occasionally, usually in response to specific needs such as repairs, installations, or isolated inspections.

Examples include:

Cleaning or repairing chimneys in residential buildings.

Installing photovoltaic systems on private homes.

One-off repairs on roofs or facades.

On the other hand, recurring work is work performed continuously or at a defined interval, generally as part of a company’s maintenance program, such as:

Inspection and maintenance of HVAC equipment on industrial roofs.

Periodic inspections of technical installations.

Cleaning and maintenance of infrastructure in industrial or logistics environments.

Why Is It Important to Use Safety Systems in Both Cases?

In both situations – one-off and recurring work alike – we must at all times take into account the current occupational health and safety legislation, namely:

Law 31/1995 on the Prevention of Occupational Risks, which establishes the general principles of preventive action.

Royal Decree 2177/2004, which regulates the minimum safety and health provisions for the use of work equipment for work at height.

The UNE-EN technical standards applicable to fall arrest systems

All of this means first carrying out a risk assessment of the work to be done and determining which fall arrest system is the most suitable and optimal so that, in the event of a fall, the worker does not reach the ground.

What Risks Do Both Types of Work Share?

Regardless of whether they are one-off or recurring, all work at height shares a series of critical risks, including:

Falls to a lower level.

Impact against intermediate structures during a possible fall.

Failure or incorrect use of protection systems.

Adverse environmental conditions (wind, rain, slippery surfaces).

Presence of fragile elements, such as skylights or non-walkable roofs.

For this reason, all of these risks must be considered from the start to the end of the job, ensuring a safe route and environment, whether it is a temporary job or something that happens every day.

What Safety Systems Are Needed for This Work?

Under the OHS Law, we know that collective protection must take priority over personal protection.

This means that, whenever technically feasible, solutions such as the following will be chosen:

Perimeter safety guardrails.

Protection systems for skylights and fragile roofs.

Safe work platforms.

However, in some situations installing these systems is not feasible, which makes it necessary to turn to other types of fall arrest systems.

One-Off or Occasional Work

For occasional interventions, it is common to use temporary fall arrest systems, designed to be installed, used, and removed once the task is finished. These include:

Temporary textile lifelines in accordance with EN795B.

Temporary anchor points (EN795B).

These systems are not designed to remain installed permanently, so their correct use depends largely on the training of the personnel who will use them (the same people who install them) and on strict compliance with the manufacturer’s instructions.

An example of this would be installing temporary lifelines when solar panels are going to be fitted on a private home.

It is a one-off job, since in principle it will be done only once and in a single working day, but it must be done safely, so the photovoltaic installers themselves could set up a temporary lifeline according to the manufacturer’s manual.

Recurring Work

For periodic maintenance activities, the most efficient and safest solution is to install permanent systems, designed for continuous use and requiring no prior setup for each intervention. Among the most commonly used are:

Safety guardrails in accordance with EN 14122-3.

Permanent lifelines (EN 795 type C or D).

Fixed anchor points (EN 795 type A).

These systems must be installed by specialized companies and qualified personnel, ensuring proper structural fastening and certification. They also require periodic inspections to ensure they remain in proper condition and working order over time.

A representative example would be an industrial roof with HVAC equipment that requires frequent maintenance, where installing permanent guardrails or lifelines allows safe access without the need for temporary solutions.

What Should Be Avoided Regarding Human Factors?

In work at height, the human factor is decisive for both temporary and permanent systems, as it can make the difference between a system that works and one that does not.

Therefore, in one-off jobs where temporary systems are used, and where safety depends directly on the worker’s setup and use, it is essential to avoid installation errors, lack of prior inspection, improvisation, or use without adequate training, since these increase the risk.

For their part, with the permanent systems used for recurring work, setup errors are reduced because they are installed by qualified personnel; the human factor here lies in not using the system correctly, becoming overconfident, neglecting periodic inspections, or allowing unqualified personnel to use it.

In both cases, proper training, clear procedures, and a preventive attitude are essential to minimize the risks associated with human behavior.

Conclusions

As we have seen, the difference between a one-off job and a recurring one is not merely conceptual; it affects planning and risk assessment.

While one-off jobs allow the use of temporary solutions, recurring jobs require investment in permanent systems that optimize safety, operational efficiency, and regulatory compliance.

In both cases, the key lies in a proper risk assessment, the correct choice of fall arrest systems, and worker training, thereby ensuring that any work at height is carried out under the highest safety standards.

Differences between a one-off job and recurring maintenance.
